Q: How can I determine the cost of my flip?
A: Use the 70% Rule with your purchase. You should be paying 70% (all in) of the ARV of a home including renovation expenses. Rule may be unapliable if you do a deal in the millions.
Q: Where can I get financing? A: Financing can be CASH, a Conventional Loan with a local bank or credit union, Portfolio Lenders or Non-QM Mortgage with a Mortgage Broker. Do your homework to find out which is best for your situation.
Q: Do I need insurance and a inspection? A: You must have like Personal Liability Insurance coverage and Hazard Insurance, plus optional extras that are well worth considering, such as insurance for Rental Properties that protect against loss of income during repairs. We do recommend an Investor Inspection concentrating on finding major defects with the home.
Q: How long will it take to close? A: Closing can take anywhere from a estimated 7 to 30 days depending on your situation or longer.
